Which Homes for Sale Need Staging?

Who needs to Stage their Home?

As a Realtor in the Myrtle Beach area, I often come across Sellers who believe their home beats the competition.  The truth is that only 10% of Sellers are able to look at their own home objectively as a Buyer would.  Most are unable to detach themselves emotionally from their lifestyle choices.  Most Sellers feel they have the right colors, furnishings and layout for the majority of Buyers.  Although every Seller should consider hiring a professional stager, there are specific occasions when it is essential.<

 

  • Many Similar Properties For Sale.  Frequently in the same subdivision layouts are the same or oceanfront condos may have similar floor plans.  You need something that makes your home or condo stand out from the pack.  Staging can set yours apart from the others.
  • Lots of Homes for Sale in the same general area.  For whatever reason, when one property goes up for sale, it can be the incentive for others to follow.  Again, you need your Home for Sale to scream Move-In-Ready and comfortable living rather than be an incentive for the Buyers to purchase a competitor’s home.
  • Clutter, dated fixtures.  Once some Buyers move into a home, they do nothing to update with paint, furniture or fixtures.   It is important to modernize your home.   This is one of the cases where Staging is a must.
  • No Special Features.  Where is the WOW factor in your home.  If nothing stands out to the Buyer, you need to think about updating or purchasing something that captures the attending of the Buyer.  Update that old fireplace in the living room, change those drapes that block the view or purchase new bedding that gives a sense of luxury.  These are simple fixes that can keep the home  from looking worn.
  • Vacant.  It used to be that vacant homes were what sold.  Not so today, especially with all of the Foreclosures on the market.  Just look at New Construction.  All of the homes are Staged to appeal to the masses.  If you try to sell a vacant home, you are just inviting Buyers to go elsewhere to purchase a home.

    Staging need not be expensive.  Often Stagers will work with the Seller to keep costs to a minimum.  Furniture can be rented and inexpensive items can be purchased on your own.

     Keep in mind, hiring a Stager can be a lot cheaper than lowering the price.
